The SEAI Warmer Homes Scheme is a government initiative designed to make Irish homes warmer, healthier, and more energy-efficient. For many homeowners, the biggest barrier to retrofitting is the cost. This program removes that barrier by providing free home energy upgrades through fully funded energy grants , ensuring that those most in need can lower their energy bills and improve their living conditions without any financial burden.

SEAI Warmer Homes Scheme

Managed by the Sustainable Energy Authority of Ireland (SEAI), this scheme targets homeowners who are receiving specific social welfare payments. Unlike other SEAI grants that require the homeowner to pay a portion of the costs, this scheme is fully funded , meaning the SEAI pays the contractor directly for all approved works.

👉Eligibility Criteria

  • Ownership: You must own and live in the home as your primary residence.
  • Property Age: The home must have been built and occupied before 2006.
  • Welfare Status: You must receive one of the following payments:
    • Fuel Allowance
    • Working Family Payment
    • One-Parent Family Payment
    • Domiciliary Care Allowance
    • Carers Allowance (and live with the person you care for)
    • Job Seekers Allowance (for over 6 months with a child under 7 years)
    • Disability Allowance (for over 6 months with a child under 7 years)

👉What Upgrades are Offered?

An SEAI surveyor will determine what renovations are suitable for your property. Measures may include:

  • Insulation: Attic, Cavity wall, External wall, or Internal wall insulation.
  • Secondary Work: Lagging jackets, draught-proofing, and energy-efficient lighting.
  • Heating & Windows: Renewable heating systems and windows are occasionally recommended (note: the scheme does not support oil or gas boilers).

👉When will it be done?

It is important to be aware that there are currently waiting times of up to 24 months before your home is completed from receiving your application. Applications are dealt with on a first-come, first-served basis. The following are the current approximate wait times for each stage of the application process.

Pre-works BER* - Up to 12 months from application

Survey - Approx. 14 months from application

Works Completed - Approx. 24 - 26 months from application

Post works BER/Inspection - Approx. 2-3 months after works completed

👉How to Apply for SEAI Warmer Homes Scheme

You can choose between two methods to submit your application:

  • Online: The most efficient way is to apply via the SEAI website portal. You will need your PPS number and your electricity MPRN.
  • By Post/Email: You can submit a paper application form along with necessary documentation to the SEAI, though this may involve longer processing times.
